AC Maintenance & Tune-Ups in Dallas, TX
The way to avoid a breakdown in July is a tune-up in spring. Our maintenance visit gets your system ready before the DFW heat pushes it to the wall.
When should an AC be serviced in North Texas?
In spring, before the first sustained run of 100-degree afternoons. That heat wave is what finds every marginal capacitor and dirty condenser coil in the metroplex, and it finds them all in the same week — which is also the week every HVAC company in Dallas is fully booked.
Dallas-Fort Worth systems log an enormous amount of runtime, cooling hard from April into October. That constant load lets dirty coils, tired capacitors, and a slowly dropping charge sneak up on you until the day the system finally cannot keep up, usually the hottest one on the calendar. A spring maintenance visit catches those problems before they leave you sweating in a hot house.
The outdoor condenser coil takes the worst of it in our climate. Cottonwood fluff, grass clippings, and the fine dust that blows off dry ground and construction sites pack into the fins and choke off heat rejection, which drives up head pressure, raises your electric bill, and shortens compressor life. We wash the coil, straighten fins where hail or debris has flattened them, and confirm the unit is actually dumping the heat it should. Since North Texas sits in hail country, spring is also the right time to check the outdoor unit for storm damage.
Inside, we inspect the evaporator coil and blower, test the capacitor and contactor for wear, and flush the condensate drain, which loves to clog with algae in our summer humidity and back up into an attic pan. We also verify refrigerant charge and temperature split so you know the system is moving heat the way it was designed to.
A well-kept system runs cheaper and lasts longer, and that matters most where the AC works six or seven months a year. Catching a failing thirty-dollar part in April beats an emergency call and a stifling house in the middle of August.
What a tune-up is actually looking for
Maintenance is not a cleaning ritual. It is a search for the specific things that fail here, caught while they are still cheap. A capacitor reading below its rated microfarads still runs the system in mild weather and drops it in July. A condenser coil packed with cottonwood raises head pressure long before it stops cooling. A drain line starting to close will shut the system down on the first genuinely humid day. None of those announce themselves in April.
The measurements are what make the visit worth anything: capacitance against the rated value, compressor and fan amp draw against the data plate, refrigerant pressures with superheat and subcooling, the temperature split across the coil, and static pressure when airflow is in question. A visit that produces no readings has told you nothing about what the system will do in August.
What we do during a tune-up
- Condenser coil cleaning for better heat rejection
- Fin and hail-damage check on the outdoor unit
- Capacitor, contactor, and relay wear testing
- Refrigerant charge and temperature-split check
- Condensate drain flush and float-switch test
- Blower, evaporator coil, and thermostat check

Frequently asked questions
How often should I service my AC in Dallas?
At least once a year, ideally in spring before the cooling season ramps up. Because our systems run so many months, some homeowners add a fall check as well, especially on older equipment or after a rough hail season.
Does a tune-up actually lower my electric bill?
A dirty coil, low charge, or clogged filter forces the system to run longer and pull more power. Cleaning and correcting those helps it reach temperature faster and run less, which shows up on your summer bill.
Should you check for hail damage during maintenance?
Yes, and we do. North Texas takes a lot of hail, and flattened coil fins quietly rob your outdoor unit of airflow. A spring tune-up is a good time to catch and comb out that damage before the heat arrives.
My AC seems fine. Do I still need maintenance?
Yes. Most of what takes a system down builds gradually, like a coil packing with dirt or a capacitor drifting out of spec. A tune-up catches those while everything still seems fine, which is the whole point.
